Property description

A high-quality and thoughtfully built country home made from natural and sustainable materials.

The property is located in the village of Abrupe, Jaunpiebalga Parish, Cēsis Municipality—between Vecpiebalga and Jaunpiebalga, near the P33 road.

Abrupe lies in the northern part of the Vidzeme Upland—a region known for its varied terrain, scenic hills, and rich natural diversity.

Distances: 17 km to Vecpiebalga, 7.9 km to Jaunpiebalga, 53 km to Madona, 56 km to Cēsis, and 145 km to Riga.

The property is easily accessible via a paved road, with only the final 350 meters being a municipal gravel road.

The home offers a beautiful view of the surrounding landscape, and there is no active agriculture nearby, ensuring a peaceful and environmentally clean setting.

The large plot provides plenty of distance from neighboring properties and is surrounded by mixed-type trees. A pond is located next to the house.

The property includes a residential house, a barn (68.2 m²), and a granary (45.8 m²).

The house is built on monolithic strip foundations (at least 30 cm wide, 1.2 m deep), with part of the original historical foundations preserved (40 cm wide, 70 cm deep). The walls combine log and timber frame construction, insulated with wood fiber wool, sheathed with wood fiber boards, and finished with painted wooden siding using linseed oil-based paint. Structural columns are made of ash wood.

Natural materials have been used throughout the flooring—compacted gravel, lime and hemp shive mixes, and wooden floorboards finished with linseed stain and Osmo wax. In certain areas such as hallways, bathrooms, and utility rooms, underfloor heating with polished concrete has been installed. The pantry floor is insulated with a clay-lime and expanded clay aggregate mixture.

The ceiling structures are made with double T-beams and wooden cross beams, insulated with hemp shives and wood fiber wool. The roof structure is insulated with blown-in wood fiber and covered with asbestos-free Eternit sheets.

Windows and doors are made of wood. The interior walls are primed with quartz primer and prepared for plastering.

A new electrical installation has been completed.

The heating system includes a central heating fireplace with the option to connect an additional boiler—space and piping are already prepared.

Wastewater is managed via a septic system, and water supply is provided from a well with six concrete rings. A perimeter drainage system is installed to direct water away from the foundation.

The interior finishing of the house is not yet completed; current conditions are shown in the photos. The current builder can complete the work upon agreement.

The buildings originally date back to around 1930.

This is a fantastic opportunity to purchase a countryside property that emphasizes natural living, sustainability, and a healthy environment—ideal for peaceful living or a scenic retreat.
